Most Units Sold

Leading way with the most units sold in November is the iconic Watergate in Foggy Bottom. Designed by Luigi Moretti, the 10-acre mid-century modern complex includes three cooperative apartment complexes along with a hotel, offices, and shops. Two of the three sales earned additional honors. Unit #1508 was the second-highest closing for the month at $1,885,000. This glorious penthouse may only have one bedroom, but with 2,230 square feet of interior space there’s room for a second. There are also 2.5 baths, a massive main living area, and a sweeping staircase leading up to a huge private roof deck directly overlooking the Potomac River. Also noteworthy is Unit #407, a two-bedroom, 2.5-bath apartment with a sweeping balcony and river views that sold at full price for $750,000.

Three buildings had two sales each: Solo Piazza in Logan Circle, Somerset House in Chevy Chase, and The Sonata in Mount Vernon Triangle. Unit #206 at The Sonota took home first place in the list to sales sweepstakes. The one-bedroom, one-bath loft residence with soaring concrete ceilings sold at 101.57 percent of asking, for $359,000. Meanwhile, Unit #409 at Somerset House captured the third-highest closing price for the month at $1,580,000. The elegant residence has two bedrooms, 2.5 baths, and a lovely 2,064 square foot layout. The condo is situated inside Parc Somerset, one of the region’s most prestigious gated communities with country club-style amenities.

Eight of our favorite buildings had one sale each. They are: 1745N in Dupont Circle, 22 West in the West End, Ritz-Carlton also in the West End, 2424 Lofts in Adams Morgan, Adams Alley also in Adams Morgan, 3303 Water Street in Georgetown, the Flour Mill also in Georgetown, and Metropole in Logan Circle. Lots of additional highlights from this bunch with Unit #3G at 3303 Water Street earning the highest sales price at $2,075,000 plus second place in the price per square foot contest at $1,099.05; Unit #1E at 22 West selling for $1,352,550 and taking third place in the list to sales ratio at 100.19 percent as well as fifth in the price per sq. ft. at $916.36; Unit #302 at Adams Alley nabbing second place in the list to sales with a closing price of $850,000 translating to 100.59 percent; Unit #709 at Flour Mill selling for full price at $1 million; Unit #605 at Metropole taking first place in the price per square foot and sixth place in the overall sales price at $1,161,24 and $1,390,000 respectively, and Unit #6G at the Ritz-Carlton selling for $1,130,000 and nabbing fourth in the price per sq. ft. contest at $985.18. If all that wasn’t enough, Unit #R1 at 2424 Lofts had its first sale since March 20, 2019, and also took fourth place honors in the highest sales price category at $1,550,000!

Highest Sales Prices

The condo with the highest sales price in November, was also the one with the second-highest price per square foot: Unit #3G at 3303 Water Street in Georgetown. The 1,888 sq. ft. duplex with two bedrooms and 2.5 baths sold for $2,075,000, or $1,099.05 per square foot. The lovely residence with its custom kitchen, giant floor-to-ceiling windows, and fireplace, also has a significant amount of bonus space with its 750 square foot private patio with tall brick walls for privacy and exquisite landscaping. Second place goes to Unit #1508 at the iconic Watergate in Foggy Bottom. Closing at $1,885,000, this outstanding penthouse has 2,230 square feet of living space, with a sweeping staircase leading up to a huge private roof deck with an awning, outdoor grill, carriage coach lights, and the most amazing point-blank views of the Potomac River. While the Watergate cooperative apartment currently has just one bedroom, there is ample room to add a second one.

Coming in third is Unit #409 at Somerset House in the gated Parc Somerset community with its country club-style amenities in Chevy Chase. The two-bedroom, 2.5-bath residence with 2,064 square feet of interior space, sold for $1,580,000. The apartment has a gorgeous kitchen, as well as a bonus den that could serve nicely as a work-from-home space. Unit #R1 at 2424 Lofts in Adams Morgan nabs fourth place at $1,550,000. The super spacious New York-style loft has two bedrooms and 2.5 baths with 2,458 square feet of space, 15-foot ceilings, huge arched windows, and a floating spiral staircase leading up to a private deck with wooden floors and cityscape views.

Unit #205 at The Lauren in Bethesda earns fifth place with a sales price of $1,450,000 as well as third place in the size category at $1,000 per square foot, and a tie for fourth place with a full-priced closing in the list to sales contest. The 1,450 square foot apartment with two bedrooms, two baths, and two parking spaces, also has a wonderful private terrace. Unit #605 at Metropole in Logan takes sixth place with a $1,390,000 closing as well as first place in the size category at $1,161.24 per square foot. The sixth floor corner unit with two bedrooms, two baths, and 1,197 square feet of modern and airy living space also boasts a designer kitchen, a two-sided fireplace, secure parking, and a private terrace with multiple access points.

Highest Sales Price to List Ratio

First place in the list to sales ratio for November goes to Unit #206 at The Sonota in Mount Vernon Triangle. The closing price of $359,000 equals 101.57 percent of asking for a super cute one-bedroom, one-bath loft condo. Though modest in size at 452 square feet, the residence feels larger due to high concrete ceilings set at an angle, plus other industrial chic trimmings like exposed ductwork and oversized windows. Second place goes to Unit #302 at Adams Alley in Adams Morgan. This chic penthouse has two bedrooms, two baths, and multiple levels of living space. Soaring 20-foot ceilings and towering windows add to the considerable style, along with beautiful floating stairs and private outdoor spaces at two levels. Spiral stairs lead up to a 400 square foot private rooftop terrace. The residence in a prime boutique building listed for $845,000 and closed at $850,000 (100.59 percent).

Taking third place honors, as well as fifth place in the size per sq. ft. category, is Unit #1E at 22 West in the West End neighborhood. The 1,476 square foot duplex with two bedrooms, 2.5 baths plus a den, sold for $1,352,550 equaling 100.19 percent of asking and $916.36 per square foot. Two stories of immense windows, a landing overlooking the main living area, a beautiful open kitchen and a big private patio bordered by lush greenery, add to the appeal. There was a three-way tie for fourth place, with each residence selling at the full asking price. Unit #709 at the Flour Mill in Georgetown has two bedrooms, two baths, 1,730 sq. ft. of living space, and incredible views of the Potomac River, both from huge wraparound windows and a wonderful private terrace. The apartment sold for a cool $1 million. Unit #205 at The Lauren in Bethesda not only impressed with a full-priced sale at $1,450,000, but also took third place in the size category at $1,000 per square foot as well as capturing the fifth highest sales price for the month. The two-bedroom, two-bath apartment with its 1,450 sq. ft. layout comes with a private terrace and two parking spaces.

Closing out this list is Unit #407 at the venerable Watergate in Foggy Bottom. The 1,800 square foot cooperative with two bedrooms and two baths, closed for $750,000. Other features include a 52-foot long balcony spanning the entire width of the apartment, with views of the Potomac River across the street.

Highest Prices Per Square Foot

Top place in the highest price per square foot category in November goes to Unit #605 at Metropole in Logan Circle. The 1,197 sq. ft. corner apartment with two bedrooms and two baths, also captured sixth place in the overall sales figures, selling for $1,390,000 or $1,161.24 per square foot. The residence has a very modern and open design, with two-sided fireplace, a beautiful gourmet kitchen, and a spacious private terrace. Second place in the size sweepstakes is another double honoree, with the highest closing price in November for a condo or cooperative. Unit #3G at 3303 Water Street in Georgetown is a two-story residence with two bedrooms, 2.5 baths and 1,888 sq. ft. of deluxe living space. There is also a very large private patio with tall brick walls and landscaping. This impressive home near the Potomac River sold for $2,075,000, or $1,099.05 per square foot.

Placing third in the price per sq. ft. category as well as fifth in the highest price and fifth in the list to sales ratio is Unit #205 at The Lauren in Bethesda. This exquisite two-bedroom, two-bath condo with 1,450 square ft. of living space, sold for full price at $1,450,000, translating to $1,000 per square foot. Beautiful finishes and floor-to-ceiling windows are among the features. Fourth place goes to Unit #6G at the Ritz-Carlton West End in the West End neighborhood. The 1,147 square foot apartment with its city views and large private balcony, sold for $1,130,000 translating to $985.18 per sq. foot. With two bedrooms and two full baths, this handsome residence has wide plank wood floors in the living areas, with marble tile in the kitchen, the bedrooms, and the baths. There is balcony access from the living room and the primary bedroom suite. The large and open kitchen was recently remodeled with white stone counters, and Viking, Sub-Zero, and Miele stainless steel appliances.

Coming in fifth is Unit #1E at 22 West in the West End community. The 1,476 square-foot flat with two bedrooms and 2.5 baths also took third place in the list to sales category, closing at $1,352,550, for $916.36 per square foot and 100.19 percent of list. Closing out November’s impressive list in the size contest is Unit #303 at The Kalorama, named eponymously for the affluent neighborhood that it is located in. This remarkable corner residence with two bedrooms, two baths, four private balconies and 1,500 sq. feet of elegant living space sold for $1,289,000 or $859.33 per square foot.

November, 2022 Highest Price New Listings

Topping the price list in November is Unit #PH-D at the legendary Wardman Tower in Woodley Park. Offered at $5,500,000, this spectacular penthouse has three bedrooms, 3.5 baths, and 4,527 square feet of living space. It’s the last remaining eighth floor penthouse with a private rooftop terrace, after the extensive renovation process that reintroduced the landmark building. From 6-inch herringbone wide oak floors to a glorious custom kitchen, this residence is nothing short of stunning. The topper is a winding staircase leading up to the huge private terrace. The second-highest listing is also at Wardman Tower, with Unit #7-D priced at $4,500,000. Coming in fourth is Unit #6H at the always desirable 3303 Water Street in Georgetown. Unit #PH106 at the fabulous Westlight in the West End neighborhood captures fifth place with an asking price of $3,595,000. Closing out the list is Unit #1401 at the new Pierce condominium in Rosslyn.
