Most Units Sold
Union Row, an "It" Building in U-Street Corridor, sold the most units in May with six properties including #311. The 2-bedroom, 2-and-a-half-bath condo that sold for $1,125,000. City Vista in Mount Vernon Triangle sold five units in May. Three buildings sold three units each: 2020 Lofts in U-Street Corridor, Somerset House in Friendship Heights and Turnberry Tower in Arlington. Selling two units each: 555 Mass, City Center and The Sonata in Mount Vernon Triangle; Gaslight Square and The Waterview in Arlington; and The Residences at Market Square in Penn Quarter.
Highest Sales Prices
The highest sales price went to a Life At The Top listing, Penthouse PH 7A at Wardman Tower in Woodley Park. Offered for the first time, the spectacular, 3-bedroom, 3-bath unit sold at full price at $5,995,000. The 7th floor penthouse occupies 4,400 sq. ft. — an entire wing of the iconic Wardman Tower. Placing second was a 5-bedroom, 4-and-a-half bath condo at the Ventana in Penn Quarter which closed for $2,100,000. In third place, at The Waterview in Arlington, a 3-bedroom, 2-and-a-half bath condo sold for $2,000,000. Other top money-earners include Somerset House in Friendship Heights with a $1,850,000 sale, Lionsgate in Bethesda with a $1,789,999 closing and Turnberry Tower in Arlington with a $1,779,000 sale.
Highest Sales Price to List Ratio
Unit 413 at 2020 Lofts in U-Street Corridor was listed for $825,000 and closed at $860,000 — 104.88% above list. The next five buildings with sales above list included Landmark Lofts in Capitol Hill (104.84%), The Whitman in Mount Vernon Triangle (104.29%), The Sonata in Mount Vernon Triangle (104.02%), City Vista in Mount Vernon Triangle (103.25%) and Union Row in U-Street Corridor (102.53%).
Highest Prices Per Square Foot
Earning maximum dollar per square foot, Penthouse PH-7A at Wardman Tower in Woodley Park recorded $1,362.50 each for 4,400 breathtaking square feet. Five other winning properties in the Highest Price per square foot category included City Center in Mount Vernon Triangle ($1,105.33), Residences at Market Square in Penn Quarter ($1,100.53), 3303 Water Street in Georgetown ($1,012.50), The Waterview in Arlington ($923.79) and Gaslight Square in Arlington ($823.59).
Highest Price New Listings
Unit #601 at the Residences at Harbourside in Georgetown was listed for $8,950,000 — the dramatic price includes 4 bedrooms, 4 full baths, 2 half baths and 6,000 square feet plus 3,500 square feet of terraces. At 2501 Pennsylvania Avenue, #PH2B was listed for $5,750,000 — the residence includes 3 bedrooms, 3-and-a-half baths, and interior design elements by Barry Dixon. At Turnberry Tower in Arlington, a 3-bedroom, 4-and-a-half bath top floor penthouse was listed for $5,495,000. In Shaw, Blagden Alley Townhome #AB was listed for $3,995,000 and featured 4 bedrooms, 4-and-a-half baths in 1,800-plus square feet. The Ritz-Carlton West End Penthouse PH2B was listed for $3,700,000. It includes 3 bedrooms, 3-and-a-half baths, and 3,200 square feet of interior space across 3 levels and 1,500 square feet of outdoor entertaining. and the Wardman Tower unit 5F listed for $3,595,000 offers 3 bedrooms, 3-and-a-half baths and almost 3,300 square feet of interior space.
